How do VA loans work in Colorado Springs, and does Weldon help with them?
VA loans let eligible service members and veterans buy with zero down and no PMI, subject to the VA funding fee (waived for many disabled veterans). Weldon works with VA-experienced lenders and writes offers that address the two things that trip up VA buyers here: the VA appraisal (which can flag repairs sellers didn't expect) and seller-paid concessions to cover the funding fee and closing costs.
What are the VA loan limits in El Paso County?
For VA borrowers with full entitlement, there is no VA loan limit — you can borrow whatever a VA-approved lender qualifies you for with zero down. With reduced entitlement (for example, a prior VA loan still active), El Paso County follows the standard national conforming limit as the zero-down ceiling; anything above requires a down payment on the excess.
Can I use a VA loan more than once?
Yes. VA loan entitlement is reusable. If you've paid off a prior VA loan and sold the property, your full entitlement is restored. If a prior VA loan is still active — for example, renting out a former duty-station home — you may have partial entitlement and can still buy in Colorado Springs, sometimes with zero down depending on price.
