Buying or Renting in Colorado Springs When You're Stationed at Fort Carson
Fort Carson sits on the south side of Colorado Springs, but its soldiers live throughout the entire city, just as Air Force and Space Force families do. Where you live comes down to your own requirements: your commute, your budget, the full monthly cost of the home, and how long you expect to stay.
What's the same, and what's specific to Fort Carson
BAH and core PCS entitlements follow Department of Defense rules, so much of the process looks the same whichever branch you serve in. There's always nuance based on your unit, your commander, and their expectations, and working through that is a normal part of the process.
Fort Carson also has housing requirements of its own. Confirm the current rules with the Housing Services Office before you sign a lease or a contract:
- Check in before committing off post. If you receive BAH, Army regulations require you to visit the Housing Services Office before you make permanent off-post living arrangements.
- Barracks for single junior enlisted soldiers. Fort Carson's newcomers guide says single soldiers in grades E-1 through E-5 must live in the barracks.
- On-post family housing applications. Soldiers accompanied by family members can apply for privatized family housing at Fort Carson, Peterson, Schriever, or the Air Force Academy.
- Help at the housing office. The Housing Services Office also hosts volunteer REALTORS® from the Pikes Peak Association of REALTORS®.
