What is it like to live in Rockrimmon in Colorado Springs?
Rockrimmon is an established area in northwest Colorado Springs, just west of I-25, with rolling hills, foothills views, and trails close by, including Ute Valley Park. Most of its homes were built from the 1970s through the 1990s, so some have been updated and some haven't. It isn't one master-planned community: some subdivisions have HOAs and some don't. Because it sits near the foothills, check wildfire insurance early. Most addresses are in Academy District 20; verify yours.
Where Rockrimmon is
Rockrimmon is in the northwest part of the city, west of I-25 and generally north of Garden of the Gods Road, around Rockrimmon Boulevard, Centennial Boulevard, and Vindicator Drive. Most addresses are in the 80919 zip code. It's part of the larger west side of Colorado Springs, next to Peregrine and Mountain Shadows.
Being right next to I-25 is a practical advantage: it's a short drive north toward the Air Force Academy and Monument or south toward downtown. Penrose Hospital, at 2222 N. Nevada Ave., has a 24/7 emergency department a short drive south. Drive times depend on the route and the time of day, so drive yours at rush hour before you buy. Commute times by area gives estimated drive times from across the city.
The homes
Rockrimmon was built in many separate filings over several decades rather than by one master developer, so homes vary from street to street. In my view, it's a beautiful setting, with more rolling hills because you're closer to the mountains.
What that means for buyers:
- Mostly single-family homes, including 1970s and 1980s ranch and tri-level designs and larger two-story homes from later phases, plus some townhomes and condominiums.
- Hillside lots. Some homes have steeper driveways, stairs, decks, or walkout basements. Check the driveway grade and winter access, and ask your inspector about drainage and any retaining walls.
- Some homes are updated, some aren't. A home that still has its original roof, furnace, windows, or water heater will need those replaced at some point, so budget for it. Buying an older home in Colorado Springs covers what to look for.
- Check the year built for each home. The El Paso County Assessor's property record shows the year built and other details for any address.
Parks, trails, and everyday amenities
Open space is a big part of daily life in Rockrimmon:
- The Rockrimmon Trail runs through the area, with wide sections for walking and running, parking at Golden Hills Park and Foothills Park, and connections to nearby trails in the Rockrimmon and Peregrine open space areas.
- Ute Valley Park, at 1705 Vindicator Dr., has a network of dirt trails for hiking, trail running, and mountain biking among sandstone formations, with views of the city and Pikes Peak and no entry fee.
- Garden of the Gods Park is a short drive south. It's free to visit.
- Shopping and groceries are close by along the I-25 corridor and Garden of the Gods Road.
Neighborhood parks vary by subdivision, so ask what's within walking distance of the specific home.
HOA, special district, and property tax costs
Even a paid-off home isn't free. Taxes, HOA dues, special district levies, and insurance continue, so I recommend knowing the full monthly cost of any home before you decide.
- HOAs vary by subdivision. Rockrimmon isn't one master-planned HOA. Some subdivisions and most condominium and townhome communities have mandatory associations; some single-family streets have none. Ask whether the specific home is in an HOA, and if it is, get the documents, dues, and reserves. What to review before buying a home in an HOA explains what to look for.
- Special districts. Check whether the address is inside a metro district or another special district, because district boundaries don't always follow neighborhood names. What a metro district is explains how to check.
Two homes at the same price can still have different tax bills because of the districts they sit in. Why two similar homes can have very different property taxes shows how to compare them.
Schools
Most of Rockrimmon is in Academy School District 20. School district boundaries don't always follow neighborhood names or zip codes, and individual school assignments can change, so verify the district and schools for the specific address with the district before you buy. Neighborhoods by school district explains how to check.
Wildfire risk and insurance
Rockrimmon sits near the foothills on the city's west side, where wildfire has been a real risk. The 2012 Waldo Canyon Fire burned into the neighborhoods just to the southwest, destroying 347 homes, most of them in Mountain Shadows, and the City evacuated tens of thousands of residents.
- Insurance varies by home. The roof's age and material, hail history, and the property's wildfire risk all affect it. Colorado now requires insurers to give you a wildfire risk score for your property and to consider mitigation you've done. Get an insurance quote for the specific home early. Why insurance varies so much between Colorado Springs homes explains the factors.
- Mitigation helps. The Colorado Springs Fire Department's Wildfire Mitigation Section runs a neighborhood chipping program and a cost-share program for fuel reduction, and its Ready, Set, Go program covers evacuation planning.
Check every home, every time
Every home is different, and every neighborhood is different. The HOA, insurance, special districts, the age of the home, and the age of its systems all matter, so I recommend checking all of them every time.
Colorado's standard purchase contract builds in time to do that. By deadlines you negotiate, you can review the inspection results (§ 10.3), the HOA documents (§ 7.4), and the property insurance you can get (§ 10.5), and you can end the contract if you're not satisfied with any of them, at your sole discretion. If you terminate properly by the deadline, your earnest money is returned. How earnest money works in Colorado Springs explains that protection.
What could change the area
A data center has been proposed at a former Intel manufacturing site near Garden of the Gods Road and Centennial Boulevard, south of Rockrimmon. City Council postponed its final decision until April 2027, so the outcome isn't known yet. Living on the west side of Colorado Springs covers what's known and how to think about it if you're looking at a home nearby.
How to decide whether Rockrimmon fits
- If quick access to I-25 and to trails both matter to you, Rockrimmon offers both. Test the drive at the times you'll actually be on the road.
- If you're looking at a hillside home, check the driveway, drainage, and retaining walls, and think about winter access.
- If you're comparing an older Rockrimmon home with a newer one elsewhere, compare the full monthly cost and the cost of updates you'd want to make, not just the price.
- If you'd rather avoid an HOA, ask about each home; some streets have none.
If you'd like to compare a Rockrimmon home with homes in other parts of town, let's look at them side by side, including the full monthly cost.
What could change the answer
- How updated the home is, and the age of its roof and major systems.
- The lot, including slope, driveway grade, and drainage.
- The home's wildfire risk and insurance options.
- Whether the home is in an HOA or special district, and the dues and levies.
- The exact school district and schools for the address.
When to talk with a professional
Get a homeowners insurance quote early, and ask about the property's wildfire risk score. Hire an independent home inspector, especially for a home with original systems or a sloped lot. Check the property's tax districts with the El Paso County Assessor or Treasurer. Verify schools with the district. And work with a local real estate professional who can compare Rockrimmon homes with others in your price range, including the full monthly cost.
