What is it like to live in Gleneagle, Colorado?
Gleneagle is an established community in unincorporated El Paso County, east of I-25 between north Colorado Springs and Monument, with a Colorado Springs mailing address. Because it's outside city limits, county services and special districts, including the Donala Water and Sanitation District, show up on your tax and utility bills instead of City services. The former golf course is now homes and open space. Gleneagle is in Academy District 20, and the north end of the county often sees more winter weather; check every cost and condition for the specific home.
Where Gleneagle is
Gleneagle is a census-designated place, a community the Census Bureau counts on its own but not an incorporated town, with about 6,649 residents in the 2020 census. It sits east of I-25 and the Air Force Academy, north of Colorado Springs and south of Monument, and uses the 80921 zip code.
Getting around:
- I-25 is close, for drives south into Colorado Springs or north toward Monument and Denver. Baptist Road connects the area to I-25 and Monument's shopping.
- Medical care. The freestanding UCHealth Emergency Room–Meadowgrass, a service of Memorial Hospital, is at 13510 Meadowgrass Drive. Children's Hospital Colorado, Colorado Springs, and UCHealth Memorial Hospital North are farther south on Briargate Parkway.
- Drive times depend on the route, the time of day, and the weather, so drive yours at rush hour before you buy. Commute times by area gives estimates from across the region.
The homes and the former golf course
Gleneagle's first homes came with its golf course: the Donala Water and Sanitation District was formed in 1972 to serve the Gleneagle development and golf course. The course closed in 2013, and its roughly 130 acres became 56 homes and about 95 acres of open space after residents worked with the developer on a lower-density plan.
What that means for buyers:
- A wide range of home ages. Some homes date to the community's early decades and others are much newer, including homes on the former course. Some have been updated and others still have original roofs, furnaces, windows, or water heaters. Buying an older home in Colorado Springs covers what to look for.
- Check the year built for each home. The El Paso County Assessor's property record shows the year built, lot size, and tax districts for any address.
Parks, trails, and open space
- Gleneagle's own open space. The Gleneagle Civic Association reported about 90 acres of open space and landscaped islands in 2025, including trails on the former golf course.
- Fox Run Regional Park, at 2110 Stella Drive, has about 417 acres of ponderosa pine forest, meadows, and two lakes, with about 4 miles of trails, playgrounds, fields, pavilions, and two fenced dog parks.
- The New Santa Fe Regional Trail runs about 18 miles along the I-25 corridor through the Air Force Academy, with a trailhead at 1916 Baptist Road.
HOA, special district, and property tax costs
Even a paid-off home isn't free. Taxes, association dues, special district levies, water and sewer bills, and insurance continue, so I recommend knowing the full monthly cost of any home before you decide.
- The Gleneagle Civic Association. It enforces the covenants, reviews exterior changes such as fences and sheds, and maintains the open space for about 703 homes. Its dues have been modest, and in 2025 its board proposed an increase to cover open space maintenance and covenant enforcement, so ask for the current dues and documents. Some newer sections may have their own association. What to review before buying a home in an HOA walks through it.
- Water and sewer from Donala. The Donala Water and Sanitation District serves Gleneagle and surrounding areas. Its water has come mainly from Denver Basin aquifer wells, which it describes as a dwindling resource, and it has added renewable surface water through a lease with the Pueblo Board of Water Works and water rights it purchased, with a goal of 100% renewable water by 2031. Donala sets its own rates and fees and levies its own property tax, so ask for recent bills and check the tax bill.
- Unincorporated county services. Roads, planning, and law enforcement come from El Paso County, and fire protection comes from a fire protection district funded by its own levy. The tax bill for each address lists every district it pays.
Two homes at the same price can carry different tax bills because of the districts they sit in. How property taxes work in El Paso County explains how to read the bill.
Schools
Gleneagle is in Academy School District 20. School assignments depend on the exact address and can change, so verify the district and schools for the specific home with the district before you buy. Neighborhoods by school district explains how to check.
Winter weather, insurance, and wildfire risk
- More winter weather up north. Gleneagle sits north of the city toward the Palmer Divide, where winter storms often bring more snow and wind than central and southern Colorado Springs see from the same storm. Budget for snow removal, and drive your routes in winter conditions if you can.
- Insurance. Homeowners insurance varies by home: the roof's age and material, hail history, and wildfire risk all affect it, and homes near open space and pine forest may be rated differently. Colorado now requires insurers to give you a wildfire risk score for your property and to consider mitigation you've done. Get a quote for the specific home early. Why insurance varies so much between Colorado Springs homes explains the factors.
Check every home, every time
Every home is different, and every neighborhood is different. The HOA, insurance, special districts, the age of the home, and the age of its systems all matter, so it's worth checking each one every time.
The Colorado contract builds in time to do that. Under the standard Colorado purchase contract, you have deadlines to:
- inspect the home (§ 10.3),
- review the HOA documents (§ 7.4), and
- confirm you can get insurance you're comfortable with (§ 10.5).
By each deadline, you can end the contract if you're not satisfied, in your sole subjective discretion, and your earnest money is returned when you terminate on time. How earnest money works explains the protection.
How to decide whether Gleneagle fits
- If you want quick I-25 access north and south, Gleneagle's location between the city and Monument is a practical advantage. Test the drive in the morning and in winter.
- If you're comparing a Gleneagle home with one inside city limits, compare water and sewer bills, special district levies, association dues, and insurance, not just the price.
- If the home backs to open space, ask the civic association how that land is maintained, and get an insurance quote that reflects the home's wildfire score.
- If you want a move-in-ready home, focus on updated homes and ask for receipts and permits for the work.
If you'd like to compare a Gleneagle home with homes in the city or in Monument, let's look at the full monthly cost together.
What could change the answer
- Which special districts the address pays, and the current Donala rates.
- The civic association's current dues, rules, and any covenant updates.
- How updated the home is, and the age of its roof and major systems.
- The home's wildfire risk score and the insurance quote it gets.
- The exact school assignments for the address.
When to talk with a professional
Check the property's tax districts with the El Paso County Assessor or Treasurer, and ask Donala for recent water and sewer bills. Get a homeowners insurance quote early. Hire an independent home inspector. Verify schools with the district. And work with a local real estate professional who can compare Gleneagle homes with others in your price range, including the full monthly cost.
