What does a REALTOR® cost — and who pays?

The short answer

Commissions are negotiable and no longer automatically split between listing and buyer agents. Sellers typically pay 5%–6% of the sale price to their listing brokerage, and may or may not contribute toward the buyer's agent commission. Buyers now sign a written agreement specifying their agent's fee up front.

Rules changed in August 2024. Here's how it works today in Colorado:

For sellers: • You agree to a listing commission in writing before going to market • Whether (and how much) you offer to a buyer's agent is a negotiation — often used as a marketing lever

For buyers: • You sign a Buyer Representation Agreement before touring homes, specifying what your agent earns • That fee may be paid by the seller, by you, or split — spelled out in every contract

We explain every dollar before you sign anything. There are no surprise fees at closing when you work with us.
