The short answer

A commission fee, typically based on a successful sale, is negotiable. Depending on the level of service provided, it can range from a flat fee to sometimes 4-5% of the sale price. In Colorado Springs, that means about $22,500 to $27,000 on a $450,000 sale in areas like Briargate or Fountain, usually paid from the seller’s closing proceeds.

There is no set Realtor fee to sell a home in Colorado. Listing commissions are negotiable, and many sellers in El Paso County still budget around 5% to 6% total if they choose to offer compensation to both the listing broker and the buyer’s broker. On a $425,000 Colorado Springs sale, that would be roughly $21,250 to $25,500 before other closing costs, title fees, HOA transfer fees, repairs, or seller concessions.
