How much money do I actually need to buy a house in Colorado Springs?

The short answer

Most buyers need 3.5%–5% of the purchase price for a down payment, plus roughly 2%–3% for closing costs and a few thousand in cash reserves. On a $475,000 home that's about $20,000–$40,000 total, but VA and USDA loans can bring the required cash to nearly zero.

The 20% down payment is a myth for most modern buyers. Here's what's actually required:

• FHA loan: 3.5% down (~$16,600 on a $475k home) • Conventional loan: as low as 3% down for first-time buyers • VA loan: 0% down for eligible veterans and active-duty service members • USDA loan: 0% down in eligible areas around El Paso County

Closing costs typically run 2%–3% of the price and cover title, appraisal, lender fees, and prepaid taxes/insurance. Sellers can sometimes contribute toward these — a negotiation strategy we use often.

Budget an additional 1%–2% for moving, small repairs, and reserves. Lenders want to see you'll still have savings after closing, not that you emptied every account.
